Responsible for:

The day-to-day management of landlords and tenants, which will include generating viewings and obtaining lets on properties
Maintaining records on our internal database
Handling enquiries generated from the internet, telephone and walk- ins, in a professional manner
Conducting viewings with prospective purchasers and following up on feedback from these

Tenancy paperwork and new applicants

Monthly Rents/invoices and statements
Registering / releasing deposits
Referencing of new tenants / chasing referencing applications
Tenancy admin paperwork - tenancy files, certs, AML/ID, filing
tenancy agreement sign up and executing tenancy agreement
Taking enquiries on new properties to rent. Pre - vetting applicants on the phone, registering and arranging viewings
Updates alto property management / in office files

Property Management

Day to day management issues
Ongoing management issues
Tenant correspondence - maintenance issues, complaints, rent chasing, access for certs/contractors
Keeping up to date on gas and electric certs - diary reminders and booking trades in when relevant cert needed
Arranging check ins/outs along with cleaning / handy work required

Candidate Profile

An experienced Lettings Negotiator.

Proven ability to build strong professional relationships with landlords, tenants and your team.

Proven track record of closing deals.

Good knowledge of the local area, with an up-to-date understanding of market trends, local property values and an awareness of the local competition.

Multi-tasking - ability to handle several different projects at any one time and to deal with conflicting priorities

IT - advanced knowledge of IT

Attention to detail - able to ensure that work is accurate even when under pressure

A full, clean driver's license.
